Communal areas are where everyone in a building has access, including the entrance lobbies, landings, corridors, stairwells, meter cupboards, lifts, open walkways and external pathways. Communal areas need to be kept as clear as possible from hazards.
Hazards can include things like:
- buggies and prams
- children’s toys
- play furniture
- unwanted bedding/ mattresses
- rubbish bags
- wheelie bins
- door mats
- mobility scooters
- bikes and motorbikes
- shopping trolleys
- lockers and cabinets
- plant pots
- washing machines and tumble dryers.
When residents store items in communal areas, sadly, this could cause a risk to everyone's safety. Our Neighbourhoods, Health and Safety and Estates Services team regularly inspect the communal areas in our blocks to make sure they are clean, clear and safe for our customers. We have a legal obligation to make these areas are free of items that might cause or contribute to a fire, as well as any that present a trip hazard or obstruct escape route in the unlikely event
E-scooter, electric bikes and mobility scooters
We recognise that electric bikes and e-scooters are becoming common modes of transport, and mobility scooters help those who struggle with independent movement. However, fires caused by electric bikes and e-scooters are on the rise, so please note that these shouldn’t be stored or charged in communal areas. To help us reduce the risk of fires on balconies, please don’t store any combustible items on your balcony.
